Geotechnical report for the site (supplied by the client)
Site survey, contour plan or set-out survey
Superstructure, bracing or roof structure design
Retaining wall design (priced separately)
Council lodgement fees and building consent charges
Site inspections or construction monitoring

Limitations of this price

Site gradient no steeper than 1 in 20 across the building platform
Site must classify as 'good ground' under NZS 3604, or have a geotechnical report providing an ultimate geotechnical bearing capacity
Requires truss/roof and floor loading plans showing all point loads
Single storey, timber framed construction with a light or heavy roof
Maximum floor area 300 m². Larger footprints are quoted on application
Assumes no significant fill, liquefaction mitigation or ground improvement
